MPS Chartered Surveyors offers the following range of agency services:
Agency
Our Commercial Agency department works predominantly in the north west of England. We pride ourselves on local knowledge and advise a variety of Clients including pension funds, retailers, local companies and private individuals. Our principal market sectors are commercial, industrial, offices and retail. Our domestic Agency department covers the residential market sector and we represent private individuals and landlords for sales and lettings respectively.
Acquisitions
We provide a service to source and acquire industrial and commercial property to match our Clients’ existing and future needs. A comprehensive , well maintained computerised database helps us to provide an outstanding service.
Valuations
Our valuations are in accordance with the prevailing edition of the Appraisal and Valuation Standards issued by the Royal Institution of Chartered Surveyors (The Red Book). We are regulated by the Royal Institution of Chartered Surveyors and carry an appropriate level of Professional Indemnity Insurance. We also undertake valuations on domestic properties.
Rating
We offer an experienced service in negotiating business rates reductions and conducting appeals where required. Our rating appointments are undertaken on the basis of performance and we do not charge up-front fees. Our remuneration is calculated as a percentage of the rates saved.
Rent Review & Lease Renewals
Representing landlords and tenants, our experienced surveyors aim to ensure that rental returns are optimised and outgoings are minimised respectively. Our surveyors have a wealth of knowledge of the local market.
Property Development & Appraisal
We provide qualified and experienced advice on the suitability and availability of development and refurbishment opportunities in a variety of market sectors. We also offer a complete Project Coordination service via our project management arm. We are experienced in co-ordinating commercial developments from feasibility stage through the tender and construction stage to final handover.
Management
We offer a full management service. Our services can be tailored to suit individual circumstances but typically include:
- periodic reviews to determine investment or development potential
- regular property inspections
- monitoring of rental and service charges
- payment of Clients’ funds direct to their banks
- implementation of repairs and maintenance
- reports on conditions and dilapidations
